After helping dozens of first-time buyers in the Memphis and Oakland area find their homes, here are the five things I wish every buyer knew before starting the process.

1. Get Pre-Approved Before You Start Looking

This is the single most important step most buyers skip. A pre-approval letter from your lender tells you exactly what you can afford and shows sellers you are serious. In a competitive market, this can be the difference between getting your offer accepted or losing out.

2. Your First Home Does Not Have to Be Your Forever Home

Many first-time buyers put too much pressure on themselves to find the perfect property. The truth is, your first home is a stepping stone. Focus on finding something that meets your current needs and fits your budget. You can always move up later.

3. Budget for More Than the Down Payment

Closing costs, inspections, appraisals, and moving expenses add up. A good rule of thumb is to have an additional two to three percent of the purchase price set aside beyond your down payment. There are also down payment assistance programs available in Tennessee that many buyers do not know about.

4. The Inspection Is Not Optional

Even with new construction, always get a home inspection. It protects your investment and gives you peace of mind. I have seen inspections catch issues that saved buyers thousands of dollars in repairs.

5. Work with an Agent Who Communicates
